A 1031 Exchange is one of the most powerful tools in an investor’s arsenal. In brief, a 1031 Exchange allows you to defer capital gains tax on the sale or transfer of a property and instead re-invest your equity into a larger, more profitable portfolio of commercial real estate.
When a 1031 Exchange is successfully completed, capital gains tax is deferred until the property is sold for profit without any re-investment.
The logic behind this exemption is relatively straightforward.
